Are you an Estate Agent?
No we are not an estate agent, we are a website which, for a fixed fee, provides the tools and exposure you need to make a private house sale yourself, online.
I am currently with an estate agent, can I still sell through your website?
If you have a Multiple Agency contract, then yes you can. You can appoint as many agents as you wish.
If you have a Sole Agency contract, they are the only agent who can sell your property. As you are not an estate agent yourself, you can find a buyer through advertising a private house sale on our site and you won't have to pay your estate agency commission providing your agent hasn't previously introduced the buyer to you.
We suggest, as a matter of courtesy, that you tell your estate agent you are also advertising a private house sale and please ensure you check your agency contract very carefully.
If you have a Sole Selling Rights Contract, only your agent has the right to sell your property. However, as we charge such low fees it may still be worth advertising a private house sale on our website to increase the chances of finding a buyer, but you will definitely have to pay the agent their commission. If you're new to the site we need to have your email address and password, so that we can create an account for you. This ensures complete security and enables you to come back and edit your property details.
If you're an existing user, logging in maintains security and help us to find your details when you want to change something on your ad.
What happens if I forget my password?
We can remind you of your password, just go to the Login Page and click on FORGOTTEN YOUR PASSWORD? enter your email address we will email it to you
What if I need to change my email address?
You can log in to your account using your existing email address and then enter the new address and we will use the new address from then on.
CREATING YOUR ADVERT FOR A PRIVATE HOUSE SALE IN THE UK
Is there a limit to the amount of text I can write in my ad?
No, you can write unlimited text, but remember to keep things brief and to the point.

Can I link my own website address to the ad?
Yes, buyers can just click on the link and they will be taken to your own site.
Can I start writing my advert now but finish it later?
Yes, you can. You have 28 days to create your advert for a private house sale. Once an advert has been created it will be saved on the database, you can log back in and modify any part of the advert within 28 days, after this we delete the advert, you will be emailed before this date to let you know.
Why can't I see my ad on the site when I have paid?
This is because your advert is still waiting to be approved by our administrator, please check again in a couple of hours.
Do you display my phone number in the advert?
We don't show your contact details in your ad unless you choose to include this when your write your advert.
Do you display my email address in the advert?

When will my advert be displayed on www.sellmypropertydirect.co.uk?
Your ad for a private house sale will go live on our website within 24 hours of submitting your property details.
How long will my property be advertised for?
Your ad for a private house sale will be displayed for as long as you wish. After 12 months we will email you and check you still wish to have your advert displayed
What are "Property Portal Partner" sites

When will my advert for a private house sale be live on these partner sites?
Once you're advert has gone live on www.sellmypropertydirect.co.uk it will also appear on our partner sites, usually the same day or within a maximum of 24 hours.
How long will my property be advertised on your partner sites?
Your ad will appear until you decide you no longer wish to display your ad on www.sellmypropertydirect.co.uk. At this point we will suspend it from all our partner sites.
Can I upgrade to the "Plus" package later?
Yes, simply log in to your account and you select the appropriate upgrade at anytime.
I've checked these portal sites an can't see my ad?
Your ad for a private house sale maybe waiting to go live as these sites are often busy. Please check again in 12 hours.
I have edited my advert for a private house sale but it has not changed on these Portal sites.
Whenever you edit your ad, one of our administration team has to approve it. Once your edited ad has been checked and approved it will be re-submitted to the Portal sites, but please allow 24 hours for this to take place.
Am I able to change my photos once they have been displayed on the portal sites?
Yes, whenever you edit your advert for a private house sale and whatever you change, be it photos or text it will automatically be resubmitted to the other sites, but please allow 24 hrs for changes to take place.
ADDING PHOTOGRAPHS
At what point do I add photos to my advert?
You can add your photos after you have entered all your details of the property or you add them later.
How do I save my photos in jpg. format?
Locate th e photo on your computer that you want to use then right click on it with your mouse, then select "save", then select "jpg".
Do the photos I add have to be a certain size?
To show your photos are their best, we suggest that the file size of each image is no larger than 76KB.
Can I add floor plans to my advert as a photo?
Yes you can and this is a good way to include your floor plan.
Is There a limit to how many photos can I add?
If you select the "Budget" package you can only add 1 photo. For all other packages we offer you can add a maximum of 12 photos. Research has shown us this is more than enough photos to promote your home successfully.
Can I change the photos later?
Yes, you can edit them at anytime.
My photo does not look very clear - why is this?
This is usually down to the quality of the photo that you uploaded. If you can, retake the photo in better light or adjust the camera settings and then upload the photo again.
Can you upload the photos for me?
Yes, just email us photos and we will upload them for your at no extra charge. Please email to: photos@sellmypropertydirect.co.uk
PAYMENT
When do I have to pay for my advert?
Payment is made when you decide to make your advert for a private house sale live on the site.
What ways can I pay for my advert?
You can pay by credit or debit card on our payment page, you can also pay by cheque. Please make your cheque payable to; Sell My Property Direct. And send it to 483 Green Lanes, London N13 4BS.
If I pay by cheque when will my advert be live on the website?
Your advert for a private house sale will go live once your cheque has cleared in our account.
Which company do you use for your online transactions?

EDITING AN AD WHICH IS ALREADY LIVE
My ad is already live, how can I edit it?
Please log in to your account and edit your advert from there.
I have just edited my ad but I cannot see it on the site?
Your advert is waiting to be approved by a member of our team.
How do I mark my advert as "under offer" or "sold"?
You will need to log in first, once you are logged in to your advert you can click on the appropriate button alongside your advert.
If the sale falls through can I put my advert to live again?
Yes, just email us at, info@sellmypropertydirect.co.uk and we can make for a private house sale live again.
