Home Information Packs (HIP)
From 14th December 2007 all homeowners marketing their property for sale must have a HIP in place.
If you decide to sell your home privately through Sell My Property Direct, you are the person in Law deemed to be marketing your home, therefore you need to ensure you have ordered a HIP before you place any advertising on our site. If you do not comply with the law you could receive a fine.
What’s In The Pack
Compulsory Items
The following compulsory documents must be included in a Home Information Pack.
Additional information for leasehold and commonhold sales, where appropriate.
Exclusions
The following properties will be exempt from the Home Information Pack regulations:

Properties in Scotland and Northern Ireland

Private sales where the property is not offered on the open market (eg. to a family member, neighbour, or friend)

Non-residential property (i.e. shops or mixed commercial)

Properties sold with sitting tenants and not available for owner occupation

'Right to Buy' sales by Local Authorities or other social landlords
-
Homes held on a lease of less than 21 years

How Much Is A HIP?
Prices start from £299 plus VAT for freehold properties. Leasehold properties will incur an extra charge for the additional documents required. Payment can be made by debit or credit card, or you can choose to defer payment for up to ten months with their buy now pay later option. There is a one-off charge for this facility. The EcoHIP customer service team are able to answer any queries.
Current Promotion
Our current promotion gives you the option to include two FREE reports that would normally cost an additional £36.60 if purchased separately. When placing your order you will be asked if you would like to add these reports to the HIP. You will also be given the choice to add additional reports such as the Home Condition Report or other environmental reports.
