If you have a contract in place with an estate agent for selling your property, you can still sell your house privately, through our website, without having to pay estate agents commission fees. This is because we are not an estate agency. If we were to send out particulars, arrange viewings or handle enquiries from potential buyers we would, in law, be deemed and estate agent. But we do not do any of these things. We are simply an online company charging a fixed fee for placing your property on our website. It's the same as placing an advert in your local newspaper. Therefore there is no conflict with Estate agency's Sole Or Multiple Agency agreements.

Here's what the Office Of Fair Trading say in their buying and selling guide:-

Sole Agency: the term refers to your appointed estate agent - the only agent with the right to sell your property. You should be able to sell your house yourself without paying the agent a fee - provided that the buyer was not introduced to you by the agent during the contract period.

We suggest, as a matter of courtesy, that you tell your estate agent you are also advertising your house privately and please ensure you check your contract very carefully.

If you have a Sole Selling Rights Contract, only your agent has the right to sell your property. However, as we charge such low fees it may still be worth advertising on our website to increase the chances of finding a buyer, but you will definitely have to pay the agent their commission. If you do find your buyer through advertising with us, we suggest you talk to your agent as you may be able to negotiate reduced fees.
